Cleaning Up Neglected, Overgrown Land (a.k.a. Reclamation Mowing)

Overgrown property cleanup is what we call it when the work is more about reclaiming the land than building something new. It’s variable, sometimes urgent, and always specific to the property. We do this kind of cleanup across Volusia, Seminole, Brevard, and Flagler counties. Most jobs run $1,500 to $4,500 per acre depending on what we find.

What overgrown property cleanup actually looks like

Every cleanup job is different because every neglected property is different. The general pattern:

  1. Walk the property with you (or by ourselves with your permission). Document what’s there: vegetation, debris, structures, old equipment, encroachments.
  2. Quote the work. We give you a real number based on what we see. For complex jobs, we may quote in phases (mow first, then assess, then mulch or clear).
  3. Tackle the worst first. For code enforcement jobs, that’s usually the visible-from-the-road part. For general reclamation, it’s whatever’s preventing access.
  4. Clear, mow, or mulch as appropriate. Most jobs use a combination of brush mowing (for tall grass and weeds) and forestry mulching (for woody material and palmettos).
  5. Optional follow-up. Once the property is reset, recurring maintenance keeps it from going back. Many cleanup customers end up on a quarterly or annual schedule.

What we don’t do: structure demolition, hazardous material handling, junk removal of appliances or refrigerators, asbestos work. For those, you’d need separate contractors. We can recommend partners for any of these.

When you need this

Overgrown property cleanup is the right service when:

  • Code enforcement is on you. “Tall grass / overgrown lot” notices typically give 30 days. We can usually be on-site within a week.
  • You inherited a property. A relative passed away leaving land you’ve never visited. We help you assess what you have and bring it back to a manageable state.
  • You bought a foreclosure or auction property. “As-is” properties often come with years of neglect. We turn them into something you can actually use or sell.
  • You’re prepping a property for sale. Realtors will tell you: overgrown property doesn’t show well and doesn’t sell for what it could. A cleanup before listing pays for itself.
  • You’re an absentee owner. Land you own but don’t visit needs occasional check-in and maintenance to avoid code issues, encroachment, and brush takeover.
  • You’re a property manager or HOA dealing with a neglected lot. We work with property managers and associations to handle problem properties.

What it costs

Overgrown property cleanup is the most variable category we offer. Pricing depends entirely on what’s there:

  • Light overgrowth (12 to 18 months neglected, mostly grass and weeds). $300 to $800 per acre, similar to brush mowing.
  • Moderate (multi-year neglect, palmettos, woody regrowth). $1,500 to $3,000 per acre.
  • Heavy (decades of neglect, dense brush, small trees, structural debris). $3,000 to $4,500 per acre.
  • Code enforcement urgency. No surcharge for urgency, but we may need to schedule on a specific timeline; let us know your deadline.

For small lots (under 1 acre) most jobs run $500 to $2,500 flat.

How long it takes

The most variable timeline of any service. A small overgrown lot can be done in a day. A multi-acre neglected property can take 1 to 2 weeks.

For code enforcement, we can usually get scheduled within a week of accepting the quote. For non-urgent jobs, scheduling is normally 2 to 3 weeks out.

Common questions and concerns

“What if I haven’t visited the property in years and don’t know what’s there?” That’s normal for inherited or absentee-owner cleanup. With your written permission, we’ll go walk it ourselves and send you photos and a quote. No commitment to do the work, just an honest assessment.

“Can you handle the dump fees?” Most of what we do is mulch in place, so there’s no dump fee. If a job involves significant haul-off (large trees, structural debris, accumulated junk), we’ll quote the dump fee separately so you know what you’re paying for.

“What about old wells, septic tanks, or buried tanks?” We need to know about anything buried before we run heavy equipment over it. If you don’t know what’s on the property, get a survey or a plot plan first; we can also do a careful first walk to identify obvious risers and hazards.

“My neighbor says my property is encroaching on theirs. Will the cleanup show where the actual line is?” Cleanup makes the line visible. It doesn’t establish where the line should be; that’s what a survey is for. If there’s a real boundary dispute, get a surveyor out before we start.

“How do I prove to code enforcement that I cleaned it up?” We can give you a dated invoice and before/after photos. Submit them to the code enforcement officer along with whatever the city’s process requires. Most inspectors will re-inspect on request and close the case once the work is verified.

Usually within a week. Send us a photo of the letter and the property address; we can prioritize and quote same-day if we can.
What if I just bought the property and don't know what's there?
We walk it with you (or by ourselves with your permission) and give you a real scope. Inherited and neglected lots are a big part of what we do.
Do you handle code violations directly with the city?
No. The relationship is between you and the code enforcement office. We provide the cleanup work and a receipt; you submit it to the inspector. We can write a brief description of the work done if that helps your case.
What about old structures, sheds, or piles of debris?
We can clear most yard debris and small piles. We don't demolish structures or haul away appliances, refrigerators, or hazardous materials. For those, you'd need a separate demo or junk-removal contractor.
Will you work on a property I don't own yet?
Only with the owner's written authorization. If you're under contract on a foreclosure or estate sale and want clearing done before closing, get the seller's approval in writing first.
